    Epoxy Flooring in Durban North

Between the Umgeni River and uMhlanga, Durban North is mostly family houses, many on slabs poured long before anyone thought about epoxy. Typical candidates are single and double garages, rooms that used to be garages, and enclosed patios.

Older concrete can still take a very good coating. It just needs more checking first.

A suburb laid out on a 1920s sugar estate

Durban North started in 1927, when the Durban North Estates Company bought the Prospect Hall Sugar Estate north of the river and began building roads, starting with Northway. Some homes here are many decades old, and their slabs have had a long time to collect paint, polish and cracks.

We cannot tell from the outside whether a given slab has a damp-proof layer under it, or how many coats of paint and polish it has collected. That is why every quote here starts with a moisture check and a look at what is already on the surface.

Checking an old slab for damp

One South African primer we have looked at wants less than 4% moisture by weight when measured by the carbide or oven-dry methods, and no rising moisture on the polyethylene sheet test. Above 4%, its maker suggests laying a temporary moisture barrier first.

    • Meter reading on the bare slab, in several spots, including the corners.
    • Plastic sheet taped down overnight to see if water condenses beneath it.
    • A look along the base of the walls for tide marks and flaking paint.

If the slab is damp, the moisture-tolerant base layer goes on the quote as its own line, so you can see what it adds.

    Garages, studies and gyms

A garage that has been painted or sealed before starts with grinding all of that off. The primer has to bond to bare, clean concrete, so old paint and sealer cannot stay.

For a working garage, our garage floor coating options explain hot-tyre resistance and grip. A converted room can take a plainer satin finish that feels more like an indoor floor. If an enclosed patio was built with a slight fall toward the garden, we keep that fall so rainwater blown in under the doors still runs out.

    Beachwood, Virginia and Glenashley

The coastal strip runs from the Beachwood mangroves up through Virginia and Glenashley. Durban's long-run average humidity sits at 80% in the first three months of the year and drops to 72% in midwinter, and one primer sheet we use as a guide stops at 80%.

So an enclosed patio a block from the sea can be easier to coat in winter. If you can choose your timing, ask us about it.

    Over the boundary

North of here, apartment owners and offices have their own considerations, covered in our Umhlanga epoxy page. If you also run a workshop or warehouse inland, see industrial floors around Pinetown.

    Durban North homeowners ask

Not directly. Old floor paint, polish and sealers have to come off, because the primer needs to bond to bare concrete. We diamond-grind the paint away, repair what we find underneath and then coat. Grinding also shows up cracks and soft patches the paint was hiding.

We use two checks. A meter gives a moisture reading on the surface, and a sheet of plastic taped down overnight shows whether water collects underneath. If the slab is too wet for a standard primer, there are moisture-tolerant base layers that go down first, at extra cost. We will tell you which applies before you commit.

Mostly it changes timing. Humid days close to the sea can put the slab near its dew point, and that clouds a fresh coat, so we measure air humidity and slab temperature before each coat and wait if we need to. Salt deposits on a slab near the beach also get cleaned off before priming.

Yes, and these often suit a smoother, quieter-looking finish than a working garage. Rubber gym mats can sit on epoxy, though heavy plates dropped on bare coating can chip it, so we suggest keeping a lifting platform in the plan.
