Epoxy Flooring in Ballito
Up the N2 on the Dolphin Coast, a lot of the floors worth coating sit outdoors or half outdoors: covered patios, pool decks, garages in estate homes and the tiled entrance of a holiday let that has seen too many sandy feet. Sun, salt water and tight booking calendars shape how we quote them.

People often lump Ballito in with greater Durban, but it sits about 40 km north of the city in KwaDukuza Local Municipality, part of the iLembe District. If your floor is part of a bigger renovation, the municipal office you deal with for building matters is KwaDukuza's, not Durban's.
A floor coating on its own rarely touches the council at all. The bodies that do care are closer to home: your estate's management and, for a let, your guests.
Estate homes on old cane land
Zimbali and Simbithi, the two largest gated estates around Ballito, were built on former sugar cane farms. Estates like these run their own rules for contractors, so ask the estate office for a copy before we book days. If they want a contractor registration form or an indemnity signed, send it with your quote request and we will fill it in before the first visit.
Diamond grinding is the loudest part of any epoxy job, so we book it first and keep it inside whatever window the estate allows. Mixing, rolling and broadcasting are quiet by comparison.
Holiday lets and lock-up-and-go houses
Ballito has plenty of self-catering accommodation, and owners usually want the work done while nobody is staying. The South African data sheet for one standard epoxy floor coat lists roughly 18 hours before you can walk on it at 30 °C, a full day at 20 °C, and five to seven days to full cure.
So a weekend between guests is rarely enough for a garage that will see a car, while a quiet week normally is. We put the walk-on and drive-on dates in the quote.
Patios, pool decks and outdoor showers
That sheet also notes that sunshine can change the colour of the coating. On a covered patio that sees the afternoon sun, or around a pool, we treat epoxy as the base layer only and seal it with a polyurethane topcoat that is UV stable.
Wet feet need grip as well. We broadcast a fine aggregate into the top layer near showers and pool edges, so the surface is safer when wet and still easy to hose down.
Systems and nearby areas
The topcoat question is covered in more depth on our page about polyurethane floor coatings. For estate garages where grip and hiding dust matter more than shine, have a look at decorative flake finishes.
Closer to the city, our uMhlanga floor guide deals with apartments and body corporates, and Durban North with older family houses.
